Rental Agreemeent

All guests, no matter which platform they use to book, will need to review and sign our rental agreement in order to maintain their reservation. A copy of this rental agreement will be sent to the guest to E-sign after they process their booking.



This Short Term Rental Agreement (hereinafter: the “Agreement”) is entered into and made eective as of the signing date by and between Red River Gorge Getaways (“Owner”) and the Guest (together - the“Parties”). Terms not specified in this Agreement shall be in accordance with the House rules or the Reservation policies which are provided separately by the Owner.

The Parties agree as follows:


Accommodation Terms

1. The Guest agrees to abide by all rules and regulations set forth by local laws.

2. The Guest shall respect the rights of the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement. Please observe quiet hours after 11 pm.

3. The Guest commits not to use the property for any illegal or commercial purpose, including but not limited to sub-lease the property or otherwise allowing anyone or more people to stay above the maximum permitted.

4. The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. The Owner has the right to adequately charge the Guest’s credit card on file for damages committed to the property during the Guest’s reservation.

5. The Owner can refuse to allow the Guest into the property or ask the Guest to leave if they reasonably believe the Guest or any member of the Guest’s party (or any other person invited by the Guest to the property) are behaving illegally or that any damage is likely to be caused, has been caused or is being caused as a result of the Guest behavior or any members the Guest has invited to the property and without providing a refund of any payment the Guest has paid for the booking and the Owner will not be legally

responsible to find any alternative accommodation. 6. Parking is limited to designated parking areas only.

7. The Guest must not hold events (such as parties, celebrations or meetings) at the property without the advance consent of the Owner. Any of these cases will allow the Owner to terminate the Agreement without providing a refund of any payment the Guest has paid for

the booking and the Owner will not be legally responsible to find any alternative accommodation.

8. The Guest must allow the Owner or their representative (including workmen), with reasonable notice, access to the property at any reasonable time during your stay (except in an emergency or if a problem needs sorting out quickly and you cannot be contacted in

time. In these situations, the owner can enter the property at any time without giving you prior notice).

9. The Guest must abide by the Owner’s Cancellation Policy. Guests must check out by 11 am on the last day of their reservation or the Owner has a right to charge a late check out fee of $100 to the Guest’s credit card on file.

10. During periods of inclement weather please come prepared, drive an appropriate vehicle, check the weather and plan ahead. In the event the Guest needs towing services, the Owner can recommend local contacts. The Owner will not be held responsible for towing expenses, cancel or discount the Guest’s reservation.

11. For cabins with hot tubs and saunas, please enter at your own risk. Every precaution is taken to ensure the hot tub is safe and clean for guests. The Owner will not be liable for skin irritations, rashes, injuries or fatalities. No glass materials of any kind are permitted in or around the hot tub. Pets are not allowed in the hot tub. The Owner will issue a $75 refund to the Guest in the event that a hot tub is experiencing mechanical issues and cannot be utilized during the Guest’s reservation.

 12. Small Events and Ceremonies Agreement: For guests planning small events or ceremonies at the cabin, the Guest acknowledges and agrees to review the Small Events & Ceremonies Agreement Terms checklist, available at https://rrggetaways.com/small-events. The Guest commits to adhere to the terms outlined in the checklist and agrees to communicate promptly with the Owner regarding their event. By signing this agreement, the Guest acknowledges their understanding of the terms related to small events and ceremonies, including pricing, as specified in the aforementioned checklist and webpage.

13. By agreeing to these Terms & Conditions, as acknowledged by signature below, the Guest waives, discharges and agrees to hold harmless Owner from all damages or injuries arising from or related to the Guest stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money, jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe at all times.

Cancellation Policy (not applicable for Airbnb guests)

The Guest will be charged in full upon confirmation of their booking.

Guests will receive a full refund when cancelling up to 7 days before their reservation start date.

Guests will receive a 50% refund when canceling 6-2 days before their reservation start date.

Guests will not receive any refund when cancelling 24 hours before their reservation start date.



Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be according to the House rules or the Reservation policies which are provided separately by the Owner via the cabin listing.
